LTV and FOIR for a loan against property are set by each lender’s credit policy, not by a single regulatory cap — the defaults are typical figures, so enter your lender’s. EMI: standard reducing-balance formula; GST on the processing fee at the rate entered (18% on financial services, October 2026). Estimates, not financial advice or a sanction.

Runs entirely in your browser. Nothing you enter or upload is sent to a server.

Loan against property: how much you can borrow and the EMI

A loan against property (LAP) is a secured loan against a house, flat, shop, office or plot you already own. The money can be used for business, education, a wedding, medical bills or to consolidate costlier debt, and because it is secured the rate is usually lower than a personal loan’s. This loan against property calculator works out the amount you are likely to get and the EMI.

Lenders apply two limits and give you the lower one: a loan-to-value (LTV) limit on the property’s market value, and an income limit based on how much of your income can go to EMIs (FOIR). Enter both as your lender states them — the defaults are only typical figures — and the tool shows which limit binds, the EMI, the total interest, the processing fee with GST and a year-by-year schedule. It runs in your browser and is an estimate, not a sanction or financial advice.

How to use the Loan Against Property Calculator

  1. Enter the property’s market value and pick its type; the LTV fills in a typical figure you can change.
  2. Add any loan already secured on the property.
  3. Enter your net monthly income, existing EMIs and the lender’s FOIR.
  4. Enter the interest rate and tenure, and optionally the loan you want.
  5. Read the eligible amount, the two limits, the EMI and the amount credited after fees.
  6. Compare tenures in the table and download the monthly schedule as CSV.

How LAP eligibility and EMI are calculated

Limit by property = market value × LTV − loans already secured on it. Limit by income: the EMI you can still afford is net income × FOIR − existing EMIs, and the loan it repays is EMI × (1 − (1 + r)−n) ÷ r, with r the monthly rate and n the months. The lower limit is your likely eligibility. The EMI then follows the usual formula P × r × (1 + r)n ÷ ((1 + r)n − 1).

Example: a flat worth ₹80 lakh at 65% LTV supports ₹52 lakh. With ₹1,50,000 a month of income, a 50% FOIR and ₹10,000 of existing EMIs, ₹65,000 a month is free for the new EMI, which repays about ₹60.5 lakh over 15 years at 10% — so the property is the limit. At ₹80,000 of income only ₹30,000 a month is free, and the income limit falls to about ₹27.9 lakh.

Typical LTV by property type

These are typical lender-policy figures as of October 2026, not regulatory caps; your lender’s valuation and credit policy decide. RBI’s fixed LTV bands (75–90%) apply to housing loans for buying a home, not to LAP — see the home loan calculator for those.

PropertyTypical LTVWhy
Self-occupied or let-out home60–70%Easiest to value and sell
Shop, office, warehouse50–60%Value depends more on location and use
Plot or land40–50%, if offeredNot every lender accepts plots

Things to check before you sign

  • The rate is usually floating and linked to an external benchmark or the lender’s rate; ask how resets work.
  • Pre-payment charges depend on the loan’s purpose, rate type and lender — read the Key Fact Statement.
  • Fees often include processing (with 18% GST), legal and valuation charges and stamp duty on the mortgage deed.
  • Interest may be tax-deductible only when the money is used in a business or to buy or build a house — ask a tax adviser.
  • Defaulting can lead to the lender selling the property under the SARFAESI Act, so keep the EMI comfortably within budget; the debt-to-income ratio calculator helps.

Loan Against Property Calculator FAQ

How much loan can I get against my property?

Usually 50–70% of the market value, less any existing loan on it, but no more than your income can repay at the lender’s FOIR. The calculator shows both limits and the lower one.

What is the EMI for a ₹52 lakh loan against property at 10% for 15 years?

About ₹55,880 a month, with roughly ₹48.6 lakh of interest over the 15 years.

Is LTV for loan against property fixed by RBI?

No single cap applies; lenders set LTV for LAP in their credit policy. RBI’s 75–90% bands are for housing loans.

Can I get a loan against a commercial property or a plot?

Many lenders accept shops and offices at a lower LTV; plots are accepted by fewer lenders and at lower LTVs.

Is this a sanction?

No. It is an estimate from the figures you enter, not financial advice. The lender’s valuation, credit score checks and policy decide the final amount and rate.
