Rules used: Finance (No. 2) Act, 2024 rates for transfers from 23 July 2024 — listed equity long-term after 12 months, other assets after 24 months; debt funds bought from 1 April 2023 always short-term; indexation choice only for land or buildings bought before 23 July 2024 by resident individuals/HUFs. Section numbers are from the 1961 Act; the Income-tax Act, 2025 keeps these rules under new numbers (verify). All rates are editable defaults as of 2026. Informational estimate, not tax advice.

Capital gains tax calculator for shares, funds, property and gold in India

This capital gains tax calculator works out the tax when you sell an investment in India: listed shares and equity mutual funds, debt funds, unlisted shares, a house or land, gold and jewellery, or foreign shares. Enter the dates and amounts, and it decides whether the gain is short-term or long-term, applies the rates in force for sales from 23 July 2024, and shows the calculation line by line.

It handles the special cases that change the answer: grandfathering for shares bought before 1 February 2018, debt funds bought after 1 April 2023 that are always short-term, the ₹1.25 lakh yearly exemption on equity gains, and — for land or buildings bought before 23 July 2024 — the choice between 12.5% without indexation and 20% with indexation, taking the lower. Exemptions under sections 54, 54F and 54EC can be estimated too.

Every rate and the Cost Inflation Index table are editable defaults (as of 2026). It runs in your browser; it is an informational estimate, not tax advice.

How to use the Capital Gains Tax Calculator

  1. Choose what you sold and confirm whether you are a resident individual or HUF.

Worked examples

  • Equity, 14 months: bought for ₹5,00,000 on 1 August 2024, sold for ₹7,50,000 on 1 October 2025. Gain ₹2,50,000, of which ₹1,25,000 is exempt; 12.5% of the rest is ₹15,625, plus cess ₹16,250.
  • Equity, 8 months: ₹2,00,000 → ₹2,60,000. Short-term gain ₹60,000 at 20% = ₹12,000, plus cess ₹12,480.
  • Land bought in June 2015 for ₹30 lakh, sold in March 2026 for ₹80 lakh: without indexation, 12.5% of ₹50 lakh = ₹6,25,000. With indexation, cost becomes ₹30 lakh × 376/254 = ₹44,40,945, gain ₹35,59,055 at 20% = ₹7,11,811. The first is lower, so the tax is ₹6,50,000 with cess. Had the land cost ₹50 lakh, indexation would win: ₹1,24,472 against ₹3,90,000.

Cost Inflation Index and exemptions

The CII table (2001-02 = 100, 2025-26 = 376) is filled in up to 2026-27 (384, CBDT Notification No. 85/2026 of 15 July 2026) — see the full cost inflation index table; edit a value if a later notification changes it. Section 54 exempts a house sale gain reinvested in another house (up to ₹10 crore), 54F exempts a proportion of other long-term gains when the net sale value is put into a house, and 54EC exempts up to ₹50 lakh invested in specified bonds within six months. Each has conditions on timing and ownership — check them before relying on the estimate.

Capital Gains Tax Calculator FAQ

How is capital gains tax calculated on shares?

Listed shares held more than 12 months give long-term gains taxed at 12.5% above ₹1.25 lakh a year; held 12 months or less, 20%. The capital gains tax calculator applies the right one from your dates.

Is indexation still available on property?

For land or buildings bought before 23 July 2024 by resident individuals and HUFs, you may pay the lower of 12.5% without indexation and 20% with indexation. For other assets, indexation was removed.

What is grandfathering for shares bought before 2018?

For listed equity bought before 1 February 2018, cost is the higher of the actual cost and the lower of the 31 January 2018 market value and the sale price, so gains up to that date are not taxed.

Are debt mutual funds taxed as short-term?

Units bought on or after 1 April 2023 are always short-term and taxed at your slab rate. Units bought earlier are long-term after 24 months at 12.5%.

How do I save capital gains tax on selling land?

Reinvest under section 54F in a house, or up to ₹50 lakh in 54EC bonds within six months; section 54 applies when the asset sold is a house.
