Material shares are a rule-of-thumb split widely reproduced in Indian civil-engineering guides (not from a standard); labour is taken out first.

Rule-of-thumb quantities (editable)

kg per sq ft

Published rules of thumb for RCC-framed houses range from about 0.4–0.5 bags of cement and 2.5–4 kg of steel per sq ft. For real quantities use the concrete, steel and brick calculators with your drawings.

House construction cost calculator: a floor-wise estimate

This house construction cost calculator estimates what it costs to build a home from the built-up area of each floor and a rate per square foot or square metre. Pick basic, standard or premium quality, add a contingency, design fees and fixed extras such as a boundary wall or sump, and it shows the total, the all-in cost per sq ft and a breakdown into cement, steel, sand, aggregate, bricks, finishing and labour.

It is built for the questions people actually ask before they talk to a builder: “what will a G+1 house of 2,000 sq ft cost?”, “how much more is a premium finish?”, “what share of the money goes on steel?”. Presets load example rates for India (₹ per sq ft), the United States ($ per sq ft) and the United Kingdom (£ per m²), and every number can be changed.

The result is an estimate, not a quote. Construction rates change with city, soil, design, material prices and the contractor, so use your own local rates wherever you have them. Nothing you type leaves your browser.

How to use the House Construction Cost Calculator

  1. Choose the preset for your country — it sets the currency, area unit, example rates and cost split. You can change the area unit and currency separately.
  2. Enter each floor’s built-up area. Use Add floor for a second or third storey, or remove floors you do not need.
  3. Pick the quality tier and overwrite the basic, standard and premium rates with quotes from local builders.
  4. Add a contingency, design and approval fees as a percentage, and any fixed costs such as a compound wall, sump or borewell.
  5. Read the total, the cost per sq ft and the breakdown. Open the breakdown shares to change the labour share or any material share, then copy the estimate or download it as CSV.

House Construction Cost Calculator features

Floor-wise areas

Ground, first, second floor and more, each with its own area, so terraces and smaller upper floors are easy to model.

Three quality tiers

Basic, standard and premium rates side by side; switching tiers updates everything instantly.

Material and labour split

Cement, steel, sand, aggregate, bricks, tiles, paint, doors and windows, electrical, plumbing and sanitary, with labour as its own line.

US stage split

The US preset splits cost into the eight construction stages of the NAHB 2024 survey: site work to final steps.

Thumb-rule quantities

Rough cement bags and steel tonnes for the area, with editable factors.

Extras and export

Contingency, fees and fixed costs, plus copy-to-clipboard and CSV for sharing with family or a contractor.

How the estimate is worked out

Base cost = total built-up area × the rate for the chosen quality. Contingency and fees are percentages of the base cost; fixed costs are added on top. The breakdown first takes the labour share out of the base cost and then divides the rest between materials in the shares listed. If the shares do not add up to 100%, they are scaled so that they do.

Example (India, standard): a ground and first floor of 1,000 sq ft each is 2,000 sq ft × ₹2,400 = ₹48,00,000. A 5% contingency brings it to ₹50,40,000, about ₹2,520 per sq ft all-in. With labour at 25% (₹12,00,000), the remaining ₹36,00,000 splits into cement ₹5,90,400 (16.4%), steel ₹8,85,600 (24.6%), sand, aggregate and the rest.

What changes the cost to build

  • Structure and soil: deep or raft foundations, poor soil and extra columns raise the structural share. Get the steel right with the steel weight calculator and the concrete with the concrete calculator.
  • Finishes: flooring, sanitaryware, kitchen, doors and windows are where basic and premium houses differ most. Check finishing quantities with the tile calculator, plaster calculator and paint calculator.
  • Area definitions: builders quote on built-up or super built-up area, which includes wall thickness, balconies and sometimes staircases. Make sure you multiply the rate by the same area they used.
  • Material prices: steel and cement prices move every quarter. If steel rises 10% and steel is a quarter of the material cost, the whole material budget rises about 2.5%.

House Construction Cost Calculator FAQ

How do I calculate house construction cost floor-wise?

Multiply each floor’s built-up area by the rate per sq ft and add the floors together, then add contingency, fees and fixed extras. The house construction cost calculator does this row by row, so a smaller second floor or a staircase room is easy to include.

What is the construction cost per sq ft in India?

Published 2026 figures run from about ₹1,800 per sq ft for basic construction to ₹3,500 or more for premium finishes, and higher in large metros. These are rough guides; ask two or three local builders for a rate with a written specification.

How much does it cost to build a house per square foot in the US?

The NAHB 2024 survey put the average construction cost of a new single-family home at $428,215, about $162 per square foot of finished area. That excludes the lot, financing, marketing and builder profit, and local costs vary widely.

What percentage of construction cost is steel and cement?

The rule of thumb widely used in India puts steel at about 24.6% and cement at about 16.4% of material cost; labour is often 25–30% of the total. Your design, finishes and local prices change these shares, which is why they are editable.

Does this include the cost of land, interiors or GST?

No. Enter interiors, compound walls or a sump as fixed costs, and add any taxes and fees your contractor charges. Land is not part of construction cost.

Is this estimate accurate enough to sign a contract?

No. It is a planning estimate based on example rates. Get a detailed bill of quantities and quotation from a qualified engineer or contractor before you commit.
